How Do Our MLS® Listings Work?

Alpha Property Marketing Group is NOT a real estate brokerage and our employees are not licensed to trade in real estate.  We are solely a marketing company that provides marketing packages to assist sellers with increasing the exposure of their real property which is being offered for sale privately.  Our  “Premium” and “Alpha” marketing packages, which include increased visibility through an MLS® listing on Realtor.ca®, is provided through our partnership with local real estate brokerages that are members of The Canadian Real Estate Association and the Real Estate Council of Ontario.  Any reference to pricing assistance, MLS® services, negotiation assistance and document preparation will be provided by a third party licensed Realtor®, not by any of Alpha Property Marketing Group’s employees.

The real estate brokerages that we partner with are local!  This ensures that your listing is seen by all real estate professionals in your area. At the end of the day, you want your home sold for the highest possible sale price, and inviting Realtors to bring their buyers through your home will give you many more options for potential buyers than just relying on the private buyer market!

Although other companies include an MLS® listing and exposure on Realtor.ca, many local Realtors® do not even know that it is for sale, as it’s not posted on their private access servers. AlphaSold.com only uses local real estate brokerages to ensure that you have every marketing opportunity available to you!

house_homeDo I have to pay a listing commission to list my home with the real estate brokerage that AlphaSold contracts to post my home on the MLS® system?

When it comes to listing your home with the local brokerage of our choice, there are no additional listing fees! This saves you thousands in potential listing commissions. AlphaSold.com contracts your listing out to the local brokerages to provide you with full MLS® exposure!

However, the current real estate listing brokerages that we work with, to provide you with your MLS® listing service, require that you, as the Seller of the property, offer a commission of 2% (+hst) based on the sale price of your home.  This commission will only be payable if a buyer, represented by a co-operating real estate brokerage, purchases your home.  If your home is sold through a private sale, where no co-operating real estate brokerage is involved, then there will be NO commission payable.  Furthermore, there will be no commissions payable to the listing brokerage, unless they are personally working with a buyer who decides to make you an offer on your home.  Again, the only time that a commission would be payable is if a buyer makes an offer that is acceptable to you, as the seller, net any payable commissions.

Consider, if a real estate agent working with a buyer presented you with an offer close to your asking price on your home today, would you be willing to pay a commission? Offering a commission to real estate salespeople is an incentive for real estate agents to enthusiastically show & sell your home!!  When all is said and done, it’s all about maximizing the sale price for your home. By getting Realtor® enthusiasm, you have a far greater opportunity for realizing a higher sale price and a better bottom line, even with commissions involved!  If, and only if, a buyer working with a real estate agents purchases your home, then you will be required to pay a commission to the selling real estate office. If you sell your home privately with no selling real estate brokerage involved, then there will be no requirement to pay any commissions.
